Primary for durability (oak) cause it doesnt ding and dent like soft wood,,,and 6 panel is LESS prone to fist damage/holesIf I were going to paint white maybe a 6 panel pine door would be just as effective and a little cheaper.What style of door and 'trim' is in style these days?????

cant get old style to pass that much.If soffets cant be opened for air intake there is a special vent you can shingle into roofI have seen roofers do a real hack job on new roofs, careful who you hire.

You set the guidelines for them and let them do what they do best, find you deals that meet your criteria and write offers on them.You want to make it easy for them to get offers signed and filled out and make sure they have all your important docs (LLC declaration, copies of EMD checks, and if possible a form style PDF offer that you have already signed and has all the same language you need for an offer).Another good thing to have is an appraiser friend.
