The fire department came and turned the water off.We had just put new carpet in the first floor and new paint, so the next day or so had a guy come out and replaced the new carpet again and another guy replaced the burst pipe and put in a dry wall and paint the bathroom since that is where the pipe burst from.I wanted to file a claim with my insurance company but the agent told me not to file a claim with the insurance company since then the insurance company will know about it and the buyer agent can find that out and it would detract from the value of the house.Almost 4 months had gone by and I wasn't happy with him since he never contacted me and keep in the loop with what is going on other than a website he gave me a link to and a password to check what is going on which he hardly updated.

Kristine Marie Poe @J ScottAbsolutely no law against selling your own property without a RE license in any state period end of that discussion.. but even an owner seller needs to follow RE law regarding Sellers disclosures lead based paint etc etc.

I would say the house could use newer appliances and a newer tub along with fresh paint job and hardwood floor refinished.

It is newly painted on the exterior and interior, new carpets, hardwood floors down stairs, new bathroom fixtures, kitchen cabinets, two car garage.

Fixing them was the most expensive part of the painting.$500 for handyman -- this was an insanely good deal.$2,200 for appliances, fixtures and supplies at Home Depot/Lowes$100 for electrician (2 hours)$80 for professional cleaners (2 hours)$600 to rent/buy staging furnitureWe did a lot of the cleaning ourselves, and purchased all our own supplies except the paint and flooring.

Thank you for providing your experience.I have contacted a local investor who does rehab projects for flips, homeowners looking to sell, etc.Speaking with him, they do the full rehab from start to finish, paint outside, inside, kitchen, flooring, etc.

Going to a lender using the wrong terms will just paint you as being so green they may not want to deal with you, so study the basics, not guru stuff, before you begin.To be in buy and hold positions you'll need reserves besides the down payment, if your A/C breaks down you could lose your tenants if you don't get it repaired. :)
