Need help pulling the trigger have about 100k but having a hard time finding a deal

The house needs about $10k in work to be ready to rent, and it would rent for around $950/month.The spread between payments and potential rental income seems borderline good enough to pull the trigger, if we can get him to settle for a fairly low payment up front.  

My advice would be to pull the trigger and do it!
