The recent high inflation rates over the last several years have increased my income and equity beyond my initial projections at the time of purchase.  

Negotiations are on the table, and even though a interest rate of 7%+ rate is hard to initially stomach it made sense.

Make a list and look closely at each one to see if they are an option.If you can't find someone within your network, expand your network.

However since I first made an offer on this property four weeks ago I’ve seen prices nearby rise about $40K on every type of new property that’s been listed.

I have a 3 flat in Lincoln Park, Chicago, IL that I am planning to list for sale in the next 3-6 months.Currently owner occupied in 1 unit (Duplex up, 3 bed 3 bath).The other 2 units (2 bed 1 bath each) are rented.I am wondering if it is more attractive to buyers to leave the 3 bed 3 bath unit vacant when I move out, or should I place a tenant in there and then list for sale?

I had initial inspector stating I needed 2 grounding rods on my rehab unit.

I rented a unit in the complex and struck up a conversation with a realtor who was listing the place.

My suggestion is to come up with a list of questions that are important to you and speak with all these "gurus".Then evaluate the responses and your long term goals to see if anyone in particular stands out and can bring you faster (!)
