The house was in way worse shape (including lots of moisture damage from an indoor marijuana grow), however our rehab was at a much lower finish level.  

We just did it because we didn't have much else to do.It took a long time to make RE work.  

I wonder if the Indian reservations would be interested in 100,000sf environmentally controlled greenhouses instead of indoor growing facilities that use up $$$ on electricity and create other unpleasant issues i.e. moisture, premature deterioration, etc.

As such, their influence or ability to be market makers is greatly suppressed.

I think there is some parallel to the car makers profits roaring back, and what is happening in housing.Maybe it is time to sit back for several months, look for different venues (auctions, different cities, etc.), raise your offering prices, whatever.You have to take what the market offers.

great points being made. as a developer and deal maker I'll tell you that it's much easier to find a partner (especially when you need more of a financial partner/investor) when you already have a deal in-hand or conceptually.

He didn't set out to make real estate investors in 5 days - I think he knew that was a ridiculous goal.

Become a facilitator, in other words you hook up deal makers and you can make 6+ figures just in referral fees or commissions per deal.
