I’m budgeting about $1,500 per room, so $8,000-$8,500 to include the LR, DR, kitchen, and outdoor space.

This includes non-profits.  

There are reasons to not choose San Diego including entry price and politics, but ROI is not a valid reason.

I've had Home Warranties, with A/C included, for about $550-$600.  

Does that include taxes and insurance?
