I guess I figure that time (I’m 26) is on my side, and as long as I’m prepared to settle in for the long haul, which is my plan—buy and hold— and cover all the bases as well as work on a cash reserve, then I don’t need a “cash flow” that would go to my wallet.

Once you've done that, swapping the ones in the occupied units will go faster.If you have a truck, you can haul the old heaters to the scrap yard and make a buck or two on them.

That seems like a longer haul to me, albeit much more tax efficient for the time being.....assuming one can hold or 1031 forever.
