It's nice to put these stats together and see what we actually did accomplish over the long haul.

I guess I figure that time (I’m 26) is on my side, and as long as I’m prepared to settle in for the long haul, which is my plan—buy and hold— and cover all the bases as well as work on a cash reserve, then I don’t need a “cash flow” that would go to my wallet.

We do it on a much smaller scale than many of the investors here, but we're also "in the trenches" doing a lot of the work ourselves, managing subcontractors, hauling supplies, so we have a very hands-on perspective.

I was toying with the idea of buying a duplex and using one unit for short term rentals, but I just have no idea how many nights I could book something like that.

From there I am toying with a few ideas of getting started, but I would much rather bounce ideas of an experienced head.

That seems like a longer haul to me, albeit much more tax efficient for the time being.....assuming one can hold or 1031 forever.
