Anything that is not noise dependent or may like a distracting noise (dog training, hitting a ball)4) Lease it to someone who actually wants those businesses.... not yourself, cause they are all tons of work5) Auto shop makes enough noise to upset neighbors, mine as well put them together.Good luck
