However, you've got a lease that goes into 2023, and you should just tell them that if there's going to be any disturbance, noise problems, etc. they can't both stay, but they need to work it out between themselves who stays.

Anything that is not noise dependent or may like a distracting noise (dog training, hitting a ball)4) Lease it to someone who actually wants those businesses.... not yourself, cause they are all tons of work5)  Auto shop makes enough noise to upset neighbors, mine as well put them together.Good luck

Also people on vacation seem to stay up later, or have more people over or cause more noise, which if you are next to full time residents also seems to generate complaints.So be sure to study up on what works and what doesn't...and try to buy a place that might avoid the normal issues.One thing I always suggest to everyone who tells me they want to buy STR, is check the rate calendar for a similar property.

The tenants in questions and the tenants downstairs have discussed this for 2 month regarding smoking weed (which is illegal) and excessive noises.
