So basically there are some work arounds, and it's not excluded that when there is demand, they may implement the "sale of property" feature.Now add this to the fact that the capital gain tax is killing us here in Cali (I don't like the restricted 1031 process when selling) I am setting up my property/business in a way to be able to sell the RE property (at regular market/comp price) together with a "sale of business" (which will represent the STR value) in some sort of reasonably taxed format (1099/consulting) .

You also might want to advertise through Meetup.com as there might be other investors out there that don't know about BP (which you should remedy at the meeting :) ) The problem with Meetup.com is I do believe there is a cost associated with it.As far as the format of the meetings we try to keep them fun and interesting and encourage new members to ask questions.

If it's not a lot you don't need a llc.I think Gurus push llc formation because it gives newbies a sense they are accomplishing something positive when they aren't.
