Because of its location, I cannot have two proper units, but can have a main unit and an ADU or rent as one house (although I’m hoping the new development will bring a change to my zoning code)  The basement has 8ft ceilings and is completely finished but I’m thinking of digging down behind the rear wall to add a full bedroom and reconfiguring the floor plan to accommodate another room, kitchen, and door to walkout (2 bed/1bath unit).  

Hello,I recently did a 203k BRRR and have just finished refinancing not too long ago for a duplex in RI (now holding a traditional mortgage with 20% equity).

Probably a bit atypical, but I wanted to really learn how to do a renovation from start to finish. 2020: In February, both of us actually moved to the triplex.

My first project I did was the house I live in now, a 4bed/3bath 1900 sq/ft row home (this includes the finished basement which has 2beds/1 bath) on S Linwood Street.

I am buying this well under market value, and even once I finish the BRRR I have great returns.

Significant rehab required, a couple apartments could be rent ready with some quick finishes. 

After finishing up the reno find your next duplex, rinse and repeat.
