seems to me the expense would out weight the inevitable plumbing issues.. unless tenants that have always rented maybe they never got to take a ride on a garborator and don't know how to use them.. ???

Not only can you typically buy cheaper than build, but you also can start collecting rent much faster.

Just my two cents as a certified appraiser, you should point more weight on the comps in the market.

I'm having a hard time understanding how the benefits of being able to hand select tenants out weights the benefits of having hundreds of thousands of dollars available to you and not locked up as equity. 

Also PEX should make you more money cause its doing the same job with a faster & cheaper install.
