If you believe inflation is on the horizon like others, I think it would be beneficial to get a few BRRRs under your belt at low interest rates and then ride the inflation to increase rents over time.

I'm not familiar with this area but what I would do (and did when I looked for a new investment market) is to set criteria for the targeted market (depending on your investment strategy), take your 2-3 hour ride radius, and then start with exploring all the cities/towns in this area.Notice that each strategy will need different criteria.

Then all of the members of the LLC or LP are going along for the ride.

My parents are old-fashioned and do very little investing, etc, but after decades of being in the restaurant business, they have opened up to the idea of pivoting to something more scalable. 

So, I told him I would pay him to ride around in a vehicle with another employee and he did not have to do any type of physical work.
