I think you perfectly expressed the goal I didn't know I had (as @Gilbert Dominguez pointed out, it probably wasn't clear in my original post): my goal is to determine if it makes sense to keep the rental property, or sell and reinvest the money elsewhere.

BTW having read more on this site I realize that 90% of the people who express interest in this business do nothing.

I really hadn't given it much thought and since she already expressed the desire to stay, I just assumed I'd renew. 

I recently ran into a bizarre scenario with a tenant of mine and wanted to get everyones inputA few months ago, my tenant (who pays on time and keeps the place very clean) calls me to tell me that their Zelle (my preferred online method of payment) is not working for whatever reasonI told her it is no an issue and that she can write me a check - I expressed that a certified check is betterShe made out the check to my company and sent me a picture. 

Ultimately these expressions are just guideposts pointing to a general truth, rather than hard and fast rules.

We operate a very successful TK in the Indianapolis area, and are very sensitive to this topic, as we've had investor express similar frustrations.
