I would focus on finding a market and begin by finding a realtor/broker or a reputable GC.  9 times out of 10 they know or have worked with other people in the industry.  

A part of me is saying to vacate the premises so I can renovate and then get max rents in this market but another part of me is saying explore these prospects and still be able to increase rents a bit without carrying any reno cost. 

Another potential option to explore: turning them into condos.
