I did hang flyers on doors in little door bags when people didn't answer.

I have been hearing this same junk story for over 10 years now.Foxtons and a horde of others have bit the dust.

I found Rich Dad Poor Dad mixed in a bag of books dumped at the library steps.

I know some are doing deals out of state, not only is that in my bag but to me, it's a matter of time before a deal really goes sour.

The dust is killer!

Mine has been a mixed bag.

There are several layers to acquiring an STR/MTR and one of them is location, but if you leave out the other 6 layers, you could be stuck holding the bag and doing marginal, or worse, losing money because the other factors weren't considered.

@Bryan Harvey,  You've got 27 years of compounding deferral already in the bag. 

It's been winterized and covered with treated lumber, plastic (think garbage bags) and metal fencing sections.

@Clayton Swansen really a bit of a mixed bag at the moment.
