If you fail to close you will lose your deposit (earnest money).In future make sure that your "C: Buyer has deposited money into escrow account prior to signing agreement (proof of funds) or shortly thereafter.Good Luck And Thanks for your service!!

In that case, I think all you need to show the bank is that you have a fully executed 1-2 (or more) years lease agreement locked in with a tenant, who has given you a non-refundable security deposit (1-2 month worth).

I assume they think that will make a lowball offer more palatable.They also charge a $2000 non-refundable deposit.I've presented a couple of wholesale deals to clients and I always tell them up front that this is a wholesale deal, and that they will be required to pay closing costs, commissions, and a $2000 non-refundable deposit.
