I prefer laminate in my rentals because it looks better, lasts longer, is easier to clean, is cheaper in the long run, and is a desired upgrade for most good tenants.

We also were able to convince our buyer to kick us back $5k right after closing as a "cleaning and touch up fee," and told them that we'd paint the place and replace all carpet for doing so.

If things go well, we will look into purchasing a rental for the LLC every couple of flips to generate more income for the business.This is my question: Should we put pause on the LLC/business side of things and just do the marketing and see how things go with the first deal or 2 before we jump in too deep?
