We need on time rent payment so we can pay our own bills, we need you to take good care of the property, and we need tenants who are good neighbors.  

While there are some deals to be found, tread very lightly and be especially careful working your comps.

I would focus on that instead of trying to jump right into real estate Investing which can hurt you worse than $250k if your not careful.

@Christopher Canning real estate wholesalers generally care about price (i.e. who has the highest net price to them), speed (i.e. who can close the fastest) and certainty (i.e. who has the least risk with their transaction).

Assume that the seller does not care they just want "out".

New windows definitely have more of an appeal to the tenant because they offer a fresh look and will reduce your energy expenses. 

If another agent isn't doing their job and your client (possibly your LLC) stands to benefit from that, who cares?

Granted, I could potentially move elsewhere for a cheaper property than Venice (most certainly I could), but I love it here so why pay 3x what I'm paying in rent for something I then have to take care of?
