There is a garage with kitchen and appliances aka 'guest house' potential rental as a studio , currently is not rented but potentially could be for 450-500 with some tiling and flooring fix.The electrical of the garage is tied to one of the unit.Need advise in following:- How would you approach the possibility of renting the garage: owner pays bill for both and rise the monthly rent?

The property is actually 4 beds 2.5 baths in the main unit, a basement with a 1 BD/1BA (no walk-out) and studio w/1BA above garage.Strategy Analysis:Plan A - Subdivision: Sub-divide Lot (may need a variance application with Montgomery county).

I normally expect to pay two dollars a square foot materials and labor for laminate floor installed.The flooring I get is about $.70, the guy charge me a buck and I assume there is some waste.Just had a few small studios done that are a little under 500 ft.², maybe closer to 4 ft.² when you subtract the bathroom.

Malden which is a suburb around Boston has prices these high for houses and Boston itself has houses that go for at least 1 million for a studio and those are condominiums as well.

Great strategy down here where the entry level for LTR on a small 250 sq ft studio start around $1K per month and go up from there.
