In my personal opinion some of the public REIT losses is more buying opportunity (also applicable to CEF too).- Jon : If that is your goal (which it should be) then the percentage of DSTs that have met that expectation is far lower than 95%-----> thank you, it's worthed to give more deep analysis on this.

You qualify the applicant based on their current status and history, not on what you think may happen in the future.

If it involves any need to extend the line or relocate a connection etc, then no it's not reasonable and I'd expect to hire someone to do it...ideally the service provider's crew.

There is also copper pipe on the gas supplies to the heater and a/c units which is not permissible. due to no accessible attic space, there is also no way to run electrical service to the closet to convert to an electric water heater.

If your intent is to sell your rental(s) and leave the RE asset class then I suppose the # years of cashflow metric might be more applicable, but I think it heavily relies on the assumption that you've accurately timed the top of the market which requires a crystal ball and sorcery above my pay grade.

Vacasa coordinates the cleaning as part of their management service but the cleaning costs are passed along to the guests.It's total speculation but I think the McQueeny property does better since it is closer to the more populated areas.
