This is near the Parkway area of Richland WA in the pop. 300,000 area of the Tri-Cities, Washington.Our area lacks an urban and central feeling "downtown" area and we feel that the commercial and civic development in the Parkway and adjacent Riverfront are going to provide this in the future.

Jon:Our goals are a little more modest in scale:1) A complete gut rehab of a 1200 ft^2 unit; 2) Negotiate a deal involving a lot containing a circa 1900 4-plex and an adjacent, land-locked lot of twice the size belonging to the local government; merge the two and have the resulting lot rezoned.

I'm with Andrew on this one... smaller towns while offering great cash flow potential can get crushed by movement of big employers so be sure to heavily research the economy of the town as a whole when looking in more rural areas... usually something like a regional commercial airport or a big hospital can elevate worries on topics like this as larger infrastructural investments from both companies and the government can alleviate some of the risk in theory.
