In the area I am looking the houses are moderately expensive.

Their overall inventory consists of quite a few more moderately priced cabins and I feel an extreme luxury cabin would be brought down by the average ADR of the other properties within their inventory.American Patriot Getaways, owned by Matt Naas, i would characterize similarly to Cabins USA but with just a smidgen less praise.

Austin home prices rose at a more moderate pace than in years prior, with median price increasing 5.8 percent to $340,000 during the same time frame.

There's excessive alcohol,  drugs and prostitutes everywhere. 

Once you hit that paid off point cashflow goes from moderate to alot of it.

I bought a 1926 house in a neighborhood where I am restricted from manufacturing or selling alcohol.

Looking in the area, the properties on MLS need some rehab and not sure how much to budget typically for light to moderate work.

Looking for solid operators, moderate fees, proven distributions, etc.
