(I'm looking to BRRR at some point as soon as I can catch the deal fast enough) Christina: I`ll start with saying that there is nothing wrong in getting wealthy slow (originally Warren buffet told Jeff Bezos the reason why not more people are using his simple investment strategy - "Because nobody wants to get rich slow"...).

Wealthy investors who want quality.

This created the massively productive and obscenely wealthy America that we've had since then. 

This is why poor people call wealthy people entitled or greedy.

Unless there is a continued migration to this area from the wealthy I don't see how it keeps going forward with demand.

But there are many very wealthy people who own cheap multifamily with the sole focus being cash flow (and of course those two are not mutually exclusive). 

I'm not sure how you could buy something unless your parents / siblings are wealthy and want to tie their income to your house or lend you cash.I've seen some parents buy student housing - as in they own the house that 4-8 kids live in paying per bedroom rent.

They are the wealthy ones:) Buy and hold will make a LOT more money in the long run than assignment games.
