I dont want to settle for a bad location just to find one because ive been told location plays a vital role in that properties future success but i also fear i wont find any deals in the better areas like the lake bluffs, lake forest, long grove, etc.

You wont find what you are looking for in your LLC unless its private money, possibly, but you will pay much higher interest, why not just do the 75% and and sit on the 5% you will make it back in time.

Canada even though we look at it as an extension of the US its is not its a foreign country.. so what anyone in the US thinks or says is not germane other than logic.I know when I had my place in BC if I was gone more than a week INsruance mandated that I have a service come by the house throughout the winter to make sure no pipes burst etc.. other wise they wont honor the insurance..
