I’m a Floridian who has a SFR in this area and may be looking to do more but would love to network with anyone who’s in the same boat looking in the same area.

I also coordinate a monthly happy hour for informal networking (no agenda or anything).

You already have experience in the other stuff...taking down and managing a deal.I also recommend telling yourself a different story than "I don't have cash or financing"...there is all kinds of money looking for deals.one more thing, allocating money from others require good networking, marketing skills which i need to develop in the time being, besides in my current area which i already invested in, there is over-supply.

Starting to network and building a team now will be vitally important to find those off market distressed deals. 

Any suggestions for what aspects of the business I should be focused on learning first (property analysis, networking, financing)?

Now my question is would it be best to spread this across a wide portfolio or would it be better to put it in one or two large investments?

You can use mailing lists, brokers, go to networking events and establish relationship with other investors, brokers, insurance agents, attorneys, property owners, etc...

For my current price range, it will most likely be a small project house.I would like to network with a general contractor to get rough repair costs before going into a property with the intent of hiring them to execute the work.

Although I haven’t been here very long we have begun to build our network so let me know if there is anything I can help with.

Unless you're working with someone you trust (via personal network/relationship) I would encourage you to underwrite more deals before participating in one.
