The difference is in fee simple there are two separate physical lots, and you just happen to share a common wall with 0 separation between the two units.

Good Morning,I need some insight and recommendations as to a situation that has come up, ina  property I am looking to purchase, that has Exposed wiring , all throughout the house.The house was built around 1955 , and it is all wood on the inside ( almost like a Log cabin on the interior walls ), in that there is no sheetrock anywhere in the house.Well, all of the wiring that goes to the.... light switches, Outlets and ceiling fans, are all " Exposed " and are tacked to the wall with staples.Here is my main question please.....

I come across this a lot, when you rent out properties you would be surprised the stuff people leave behind when they move.I normally just throw stuff out because its a waste of my time to try to get any value out of it but that doesn't mean the stuff in there is worthless.

An un-experienced investor OR agent can make mistakes that leave the property owner stuck with the property for much longer than expected.I do have a problem with someone that has no Idea what they are doing getting a property under contract at a stupid price and wasting someones time.
