@Joshua Lyon  when I start spending half my year in vegas ( this coming year) I will enable my jetsmarter app Vegas is a Hub for them... we are isolated up here in NW just too much fly over territory for that to work.... although Vegas has its other challenges with all the folks half drunk on the planes.. friend of mine has a Phenom 300 and he won't let it charter into or out of Vegas... tired of getting tables broken on the plane that cost 15k to fix  LOL anyway  back to real estate..

We manage many small multi's - the most significant issues that we have are with trash policies, noise between floors, pets, and parking.Trash is tricky as there is often a tenant, a neighbor, or a visitor that fills the waste receptacle up causing stress on the rest of the tenants...and sometimes us if they drop a tire, paint cans, furniture ...etc. 

Wait until the payment comes in (and clears), then tell them you are tired of the late rent and they have to be out within 30 days or whatever your law allows.

PPC/SEO makes sense for "products" but anyone that is searching for "who to sell their house to" usually has a hidden issue somewhere or is just kicking tires to see what "new" investor will pay the most.I've used an All in One company, Limitless Motivated Sellers, for over a year now and the results are consistent as he*l.

I cant tell you how many time I got on the phone with people who were tired of writing their own letters. 

I'm tired of the spammy, trashy bandit signs everywhere and the free-wheeling reputation wholesaling has tagged to it.

So I just purchased a set of takeoff wheels and tires for my car.
