Mostly because the net income by then will be around $500 or $600 per month per house which is more than enough to handle the occasional big ticket repair.The one thing I will say I understand is that I wouldn't want to have to count on my real estate income to replace my job income at a 1 to 1 basis.

Basically enough to cover your biggest ticket item which is usually HVAC given that the roof is covered by insurance and you would only pay your deductible for that.

It seems a lot of the people giving you a hard time on this thread are assuming the conviction is for SMOKING weed, but around here getting caught with a small quantity would be a violation and the person issued an appearance ticket, as I understand it  (your jurisdiction may vary, of course).
