Instead of hiring a property management company, I would prefer to work with a trustworthy individual that can also do regular maintenance and repairs. 

Some even give 8% preferred returns.

However, it's at an 8% preferred, 70/30 split to an LP 15%irr, and 40/60% split therafter. 

I also prefer transparency even if hey are marking up repair costs.

We can leave the equity in the property, but many of us prefer this forcing of appreciation and refinance process.  

They called me three hours after i made the first phone call to ask if I still wanted them to come.This is one reason why I prefer to invest in Florida (my home state). 

We've just had an extended string of "champagne taste with a beer budget" guests whose reviews have not matched what most of our guests had historically given, so those jabs hurt way more when we are putting in so much personal work into giving them a good experience.

My taste tends to be more classic, but I do think it’ll help to set us apart from builder grade finishes.
