My suggestion, especially if you leave your phone number as an option for communication, always let an automated system get the call and, in your outgoing message, tell everyone straight up that, if they ask a question that was already addressed in your ad, they will not receive a response from you. 

Now if you ask anyone who knows me (really, anyone), they'll tell you that one of my most beloved/annoying traits is that I am a straight-shooter.

Or should I go straight to the listing broker to negotiate the deal?
