Has anyone gone through separating gas an electric in a small multi-family in Erie or Niagara county?  

The duplex also has separate buildings with separate yards but each building is on the same lot.Do you have any advice on which type of homeowners insurance policy you recommend?

If you separate HVAC you need to maintain 10 units so consider that.

We are interested in tearing it down and replacing it with a three car garage with two separate living units above it.

I'm curious what the conversion process looked like on those property I have never seen that large of rooming house in Alberta, I also like the idea of separate bachelors, right now my rooming house has 7 bedroom with 2 kitchens, 2 bathrooms and 1 living room, it's not ideal but it works. 

I was wondering how anyone has gone about separating water utility for tenants and billing it back to them? 

Splitting land into separate parcels is very expensive and time-consuming.

@Sadierose LemireIf interest is cheaper with the school loans keep them separate.
