How would I need to structure my LLC in order to open up a property management company? 

Where these numbers are found, there is a very high rate of rent actually being paid.We have over a dozen Fortune 500 companies just in Metro Detroit with huge Healthcare, Auto, and mortgage industry National footprints.

Multiple, billion dollar companies are investing heavy in our area, such as Intel, Google, and Amazon.

Hi Corbin,The spreadsheet I have uploaded in the BP file place is our Lite Version which includes the Rehab Analyzer & Estimator tools for analyzing rehab deals & estimating rehab costs.The Basic Version you mentioned adds in Reporting so it basically takes the data you enter into both of those tools and generates a printer friendly Investment Report & Estimate Reports that you can print and give to your business partners or lender.As far as Project Management, there are plenty of general Construction Management software solutions available for managing new home builds, remodeling projects, etc, but often times those tools are specifically built for Contractors that are working with homeowners.

Start low if possible, offering yourself to the companies, and listen a lot of podcast from people that did this.- Partner is always better, but to put your name out there you have to do it yourself.

Other facets of the job (such as dealing with title companies or lenders) are more manageable due to the fact that they usually operate during “normal” business hours, but if you work elsewhere during this time period getting things done might become quite difficult.

If you want to remote investment and / or turnkey, be sure you vet your providers and management companies thoroughly.
