So my question is would it be advantageous getting a CA real estate license to familiarize my self with the process and laws then get another license in NC to gain access to the MLS and then build from there or wait for my move and just continue general studying until I can properly focus on my market and state specific laws?

The inspector said it was all cosmetic, nothing structural, and they had made the proper repairs. 

Nothing in the post mentioned what the balance owed is - just the amount to stop the foreclosure which could just be the arrears.My guess is that the monthly mortgage payment was less than the amount they proposed as rent; if they couldn't make that amount of payment while THEY owned it, what makes you think they will pay that every month when YOU own it?

But this system seems impersonal when I’m trying to develop relationships with a lot of good buyers.So my question is, does anyone have any good ideas or systems for balancing your relationships with your buyers while also maximizing the profits on each deal?

There are great tenants out there- as a landlord you have to be patient and screen properly.

It also can provide income without too much risk as long as they've received a sizable down payment and properly filed lien on the property. 

Vegas has been a sellers decent sellers market since the beginning of 2012 and we have been nowhere close to a balance market. 

So my questions stands - could another bank refi me out of my current HELOC, take on the current balance of it into my new, higher limit?
