@Cora Gilmore they are legally required to give an owner a 1098 for ALL funds collected on behalf of an owner.

The rental agreement should cover cost items that the tenant is responsible for paying - consequently any cost left over is covered by the owner.

When I got started in real estate in 2014 and I was struggling with marketing I fairly quickly got really good at driving for dollars and researching properties and ultimately getting in touch with property owners and heirs.    

For a small company or individual owner the best combo is algorithmic pricing + daily (or at least weekly) checking of metrics.

The Title company does  a search to see if the person selling has the legal capacity to sell, to find any  other owners, mortgages and liens on the property and to identify anything that may affect ownership to the new buyer.This is all done prior to signing for transferring ownership.It is not related to doing the Lease or the Option.Yes, the option fee is used as the down payment.
