On May 8th I received a judgement for posession - they now have 10 days before the bailiff will physically evict them if necessary - I have also filed a police report - I will update as I know - any info sure would help.

I would send a written response stating that the property was rented to both parties and if rent is not paid in full both parties would be issued a notice of non-payment and if that is not corrected, you would file for eviction and if taken to completion, both parties would have an eviction on their record and you would pursue payment in-full through the courts and get a judgement from both parties.

If you don't think they will leave on there own, tell them you will put a judgement on them for all rent and damages then garnish there wages.

Pulling a credit history only gets a landlord so far because they are doing a subjective judgement call to place tenants rather than relying on the hard numbers (FICO score) set by an impersonal computer.

If you have a security deposit you should check with your RE attorney and see what you are entitled to keep.Consider the value of your time - if you go after the guy in small claims chances are you're going to spend more time than it's worth, and then if you end up getting a judgement you have to find a way to collect, which is going to cost more.You win some, you lose some.It sucks and it's not fair or right, but pursuing it might cost you a lot more than what you would net from those 3 months.Take it as an expensive lesson on tenant screening.
