I'm trying to frame what I'm up against in terms of cost, risk of mold, and level of effort.

I saw the property on a competing site and I have to say it's not for me in terms of neighborhood and the building itself.

If there is something i am missing or some math you can point me to please do.Now in terms of which one makes the most sense it depends on the individual. from what i have read the snowball method works more often and better than the higher interest method because of the psychology of seeing that small balance erode quicker.

Don't have much to offer in terms of advice since I'm a newbie as well, just keep on learning! 

I do have the option as a homeowner to remove it myself, which may be the best option in terms of $.

(California driving is more accurately measured in terms of actual time on the road, not miles unfortunately.)

You could reach out to a couple local commercial agents and they should be able to help you in terms of the current demand in the area and going rate per sq ft for such a space.
