It's hard to know the accuracy of your -$68 cashflow because it's dependent on the estimates that you've made for your vacancy rate, property maintenance expenses and capex.From your description, it appears as though you have been pretty conservative in your numbers by factoring in capex and rehabbing the property proactively.

A couple of reasons why commissions may be higher in the US: (1) we have one of the most litigious societies in the world, and need to reserve more money for E & O insurance; and (2) we're also more geographically dispersed - I guarantee that a DFW-area Realtor drives a lot more miles than one in Tokyo or London.Legal cartel?
