Do you know if they are using all of your income including overtime, bonuses, higher income if most recent year is higher. 1099 income can be tough for some lenders since they use a generic worksheet and do not do the math correctly.

And typically it's in conjunction with other activity such as grazing cattle, growing crops, timber, etc.I can't see it being a good way to make money, just a supplement to farm/ranch income.

I re-read the lease agreement I used and the language is fairly generic:"This deposit money minus any necessary charges formissing/dead light bulbs, repairs, cleaning, etc., will then be returned to TENANT with a writtenexplanation of deductions, within 60 days after they have vacated the property."

The house looks too generic, I agree with everyone else on getting it staged.

Tenants should be paying market rent otherwise their landlord is supplementing their rents.

Capital gain and rental income are not our main investment objective but it would be nice to supplement our living expenses.  

A generic flip in a marginal area will sit longer.  

Although many use generic documents meant to cover all states, or contracts put out or modified and available for free on line, it can prove costly for the parties involved as provisions may not be enforceable, or unintended obligations agreed to.The solution to the above is two fold.
