Do you know if they are using all of your income including overtime, bonuses, higher income if most recent year is higher. 1099 income can be tough for some lenders since they use a generic worksheet and do not do the math correctly.

I re-read the lease agreement I used and the language is fairly generic:"This deposit money minus any necessary charges formissing/dead light bulbs, repairs, cleaning, etc., will then be returned to TENANT with a writtenexplanation of deductions, within 60 days after they have vacated the property."
