I'm not saying Caliber is bad, they have done some pretty awesome things, but if you want to become a full time investor you gotta network like a crazy person!

In New Jersey you cannot become a broker until you've been a full time sales agent for at least 3 years.

This is just over the 3 year mark and I believe I'll have to pay full capital gains (appreciated over $80k from date of purchase).I'm assuming my best bet is to give him the boot and make sure I sell the property before 3.1.17.

I had a real estate broker license for about 30 years but I never did that full time.Always remember to do the math analysis on your prospects and try to look at them before you make an offer or at least have a clause in the sales contract that allows you the time (usually about 15 days) to make a detailed inspection of the subject property and possibly back out of the deal without a penalty that will excessively hurt you.There is so much to say to you but I am bound to forget something.

So big question, with my situation of not necessarily needing to earn money for a year and with some cash to invest, should I work on becoming a full time agent or should I find a full time real estate investor and be his free assistant, like in all the pod casts and all the books the money will come later.
