When I use a virtually staged photo, it actually says "Virtual image" on the picture, we state there are virtually staged images in the public comments, and I include a picture of the room as it actually is without the staging so viewers can see reality vs. virtual.

I live in Illinois, if that factors into any decision on what my initial strategy should be. 

You can clean up other aspects of title that remain later, including prior defects in the chain of title and liens, but the original deed and the nature of the interest(s) granted, do not change.

Those aren't the primary factors. 

If I had to try and sum it up it would be: Form a corporate entity for asset protection; buy properties using leverage to maximize the use of your money; write off your expenses through your business  including depreciation, taxes, insurance, repairs, etc to maximize your tax deductions.  

@Brett Deas,there are several factors here:First, if your investor base is used to specific assets, where they have full(ish) visibility of the asset, convincing them to invest in a blind pool fund is hard.Second, it looks like you graduated high school a couple years ago, so presumably your track record is only 2 yrs old.
