So after getting out bid multiple times I finally got accepted to a nice 3 bed 2 bath 1150 sqft single family house with a 5700 sqft lot for 315,000.

Overall, don't buy a property in a warzone (bad trailer park) and/or don't buy a property more then 3 bed 2 bath 1,500-2000 sqft with lots of features.

My small room with a twin bed goes for 650 per month and the large room with a queen bed goes for 850 per month all utilities and internet included.  

In some cases like bed bugs, the tenant has to pay for remediation if it started in their unit, but if it spread to other units, or you cannot prove it was them, then you are responsible for it all, and that is different from state to state.
