In most places I'm sure you can draw a half mile or mile radius around a property for comparables, in Chicago crossing one street can be the difference of hundreds of thousands of dollars.

I'd be happy to chat in depth and share my knowledge on certain neighborhoods within and bordering Hamilton County.

This is a big first step and a huge decision, its crossed my mind that if I did rent and it doesn't work out I could still sell and get the equity out of the home but likely less after renters leave. 

Every FSBO I have run cross thinks his property is worth about 10%-25% above market. 

(Fingers Crossed)An idea about the market in this area:  I gave our realtor 3 lists approx 10 houses each, all but 2 were not available. 

@Joshua Hataway yes the thought has crossed our minds, but i dont believe they will stay and not pay, at the most they'd probably just leave. 

Cross-reference the houses that didn't put them out with the ones where you can't even see any cans.

@Nick Troutman  Yep, just check the address on FEMA's website: FEMA Flood Map Service CenterOnce you find what zone the property is in, then it should be pretty easy to determine if flood insurance will be required or just recommended: Flood insurance requirements by zone(If it's close, on the border, or you're just not sure, you could always call your insurance agent to be sure.)
