I also feel like I have a strong enough understanding of the marketing end to start working toward getting that first deal under my belt.

Maybe had I been further along in my journey and had multiple cash flowing units under my belt would I have gone through with acquiring the original property.

While I cant do anything at this point, I am working on "practice runs" for when I can and the HUD Homes is one of the tools I hope to add to my tool-belt and strategy.

Still need a few more deals and capital under my belt before I can start paying someone else to stuff envelopes, but I am not to far off.

Sounds like we have a lot in common as I'm an orthotic and prosthetic tech here and the investment/real estate thing is my side job currently until I get enough under my belt to do it full time!

We were just looking to get our first MHP under our belt, and like being able to do that with minimal money out of pocket.

New York state is the rust belt, it is beautiful and romantic but unless you are in the trendy NYC fueled hip towns, its dying for all the reasons Holly stated.

I joked to myself that maybe you got a belt buckle or something if you did a "Texas cash out refi" instead of a "normal" cash out refi.But, more serious note: Texas comes with a bunch of extra rules that only a local Texan lender will know about.
