Unless you have some proven, automated system in place to deal with this class of renter at this low monthly rent I would stay away even if the property was free.

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)

Send everything via email, so it is documented and can be automated.

They have automated systems such as an online portal for tenant requests for main/repair and the tenants also have different options to make the monthly payments online.

Luckily, a lot of the process has become very automated, saving you both time and money. 

This broker/agent immediately set me up with a daily recurring emailed property search-report based on my investment criteria (although, there hasn't yet been a property on his automated report that I haven't already viewed or previously marked using Zillow, Redfin, etc.).
