I like what @Jim Shepard said about giving her notice to remove the dogs or remove herself if she is month to month, should you decide not to keep her.Are you sure they are pets and not emotional support animals?

I did find 1 good contractor in all of this.  2 brothers that did an AWESOME JOB removing all the wallpaper, skim coating the walls, fixing issues in the ceiling drywall and hanging some new drywall.

Your intention isn't really clear, so lending is what I just mentioned just in case.Investing is a different animal if you abide by SEC requirements and don't put your investors in a position of being lenders that would constitute brokering or funding loans as a business.

Or if you don't want to absorb the cost of the survey, I would just repair the fence, since your tenants safety is what is important to you.If this Rotweiler is a nuisance, I would advise my tenant to contact animal control and file a complaint.
