I have had to enforce the 4 parking space limit multiple times before (the lease limits parking to driveway only and total number to 4), and when I drove by the other day, they have 8 cars parked, one in the public street in front of the house, 3 cars parked on an adjacent street around the corner and 4 in the driveway.

I have to make a run to the airport and did not read your long post, but there is no shame for backing out of a signed contract and your broker should back you up 100% so that you will continue to do business with him in the future.I've backed out of many escrows and if the seller gives you a hard time returning your money then the escrow cannot be closed until a resolution is achieved that both parties agree to and the seller cannot open a new escrow for another buyer until your escrow is closed.

I'm with Andrew on this one... smaller towns while offering great cash flow potential can get crushed by movement of big employers so be sure to heavily research the economy of the town as a whole when looking in more rural areas... usually something like a regional commercial airport or a big hospital can elevate worries on topics like this as larger infrastructural investments from both companies and the government can alleviate some of the risk in theory.
