If you don't treat it like a business, you'll let your tenants waste your time and money.You could potentially give them the "It's a partnership," "I'm part-owner," "Let me discuss that with my partner," "I'm just managing the property" spiel, but I find it's easiest to just be completely honest about your ownership.

Here's my dilemma I own one rental but it only generates 300 monthly after expenses note it's not paid off I have some equity but my job isn't enough to get approved for credit lines or things as such how do I progress to my second rental I am only 21 years old and I'm also looking for motivated like minded people maybe gurus to help maybe meet up with and for some kind of partner ship I do know a lot of rehabbers I hope someone has already gone through what I am and found what to do thanks
