I prefer to keep a solid list of individual discipline providers as they seem to offer a better price/quality than the value-add-vertical-integrated companies.  

The Purchase and Sale Agreement ("PSA") for the sale of your relinquished property and the purchase of your replacement properties must be assigned to your Qualified Intermediary ("QI") in order to integrate the sale and purchase transactions into your 1031 Exchange. 

That company has been great all along, but when I looked to diversify to other areas (and other strategies), I hit a lot of bumps and companies that were not up to the same standards of integrity and service.

Then sites such as revestor.com and many more integrated them.

We are gathering our resources, getting educated in multi-family investing, and building our team and as a finance professional I understand the importance of identifying and having an effective financier as an integral part of the team.

I'm very glad that the FHA loan maintains its integrity when transferring among individuals.

Is it just Cap rate, Cash on Cash return and the Equity Multiple or are their other integral parts that I'm missing?

BTW, I consider Jerry to be a marketing genius; his work is the best I’ve ever seen and his integrity is beyond reproach.

The wholesalers provide an integral part of the equation, however, so I don't mind paying for their services (for now)In my two rental properties I get about 1.4% of purchase (plus rehab).
