I would go back to that company as you are doing and reconcile this, bring plans, drawings, the license number and permit number with you to make sure you show you are doing it all within the city regs too so they can get you back online

A couple other tips;you can’t use the renovation loan to finance renovations to the commercial space. only exception is if you need to do repairs to the core structure or mechanicals that are integral to the building (ie, structural work, sewer lines, water mains)Make sure you work with a lender that knows how to do these.

Learn the basics of financials in RE, build a strong team on the ground, understand the ins and outs of RE and what market your in, understand how to actually flip the home and what strategy you are doing (Highly recommend the BRRR) as holding homes is where the money is made.

To make extra sure it appraises high enough for the refinance, this would be after I talk to an inspector and get a few GCs to bid the job, might also get a structural engineer to come up with a repair plan for the GCs to look at when getting me bids.
