Well if its from a bank you do not have any choice.

If it’s well run, kids are doing their homework and adults are helping with the homework, no problem.

For what it's worth he's a landlord himself (19 units) so he understands the business pretty well.

If they signed the lease, but didn't give you a deposit within a set amount of time (usually 24 hours), then let them know the lease is null and void as you never received the deposit.
